Building and buying a home can seem overwhelming but knowing where to begin, understanding the general process and having a team of professionals to guide you every step of the way can help ensure a smooth process from start to finish.
It’s critical to gather and prepare your financial paperwork to determine your ideal budget and down payment. Securing a pre-approval letter will not only ensure that you are searching within a comfortable range, but may also streamline the process once you’re ready to apply for your loan.
Programs and rates can vary greatly, so we encourage you to shop around. Of course you’re able to use the lender of your choice, but we invite you to explore options with Fairway Mortgage, our trusted full-service financial lender.
Once you’ve determined your budget and selected the perfect Belclaire Homes’ community, you will choose the plan design and the site where your home will be built. Each community offers an array of versatile floor plans and options, allowing you to choose the design that best suits your needs. You’ll also select the exterior elevation and add any structural options, such as a media room, additional bedroom, etc., to truly customize the plan to your unique lifestyle and preferences.
After completing a purchase contract with your sales associate, it’s time to select your lender and submit your pre-approval letter within 5 business days of signing the contract. Once this has happened, a production coordinator will order your blueprints, foundation design, plot plan and construction financing; all of which are required to apply for a building permit. If release deadlines are adhered to and municipalities are running on schedule, we strive to start every home within 60 days of contract.
You will be contacted to schedule your design appointments. A vast array of beautiful and unique selections await at our Design Gallery. From countertops, backsplashes and cabinets to flooring, fixtures and appliances, there are virtually thousands of options to bring your dream home to life. Your personal design consultant will guide you in selecting the finishes to make your home a true reflection of your individual style.
Now the exciting part! Your personal builder will be your primary point of contact throughout the construction process. They will ensure you are always informed and aware of the progress on your home through regular updates and on-site meetings, such as a pre-sheetrock walkthrough, which is a great opportunity to see everything behind the walls and take photos for future reference.
At times construction can seem to move at lightning speed while at others it may appear that no progress is being made at all. Rest assured things are always happening behind the scenes like vendor scheduling, material ordering and various inspections. Since this is a very exciting time, we know you will want to visit your home periodically during construction, however your safety is our top priority, therefore we ask that you exercise extreme caution and only visit when workers are not present.
The final phase of your homebuilding journey is almost here! Soon you’ll be contacted to schedule your closing appointment. Approximately one week prior to this, you’ll attend a new homebuyer orientation, where you’ll do a final walkthrough with your builder and learn how to operate and maintain the systems and appliances in your new home.
After your closing paperwork has been completed and your loan has funded, you’re officially an Belclaire homeowner…congratulations! You can now pick up the keys to your dream home and begin moving.
The key to maintaining your peace of mind long after moving in is the continued service and support we provide through our Customer Care Program. Your Warranty Service Manager will be your primary point of contact for any questions or concerns you may have now and into the future.
On behalf of the entire Belclaire Homes family, we are truly grateful for the trust you put in us to build the home of your dreams…a place where legendary moments and memories will be made for years to come.
